Massanutten Resort, Woodstone Casa de Campo, Week 46 (mid-November) — Free, Owner Pays Transfer Costs

We are offering our Massanutten timeshare at no cost, we are simply looking to transfer ownership to someone.

What you are getting is annual access to a one-bedroom condo in the Woodstone Casa de Campo section of Massanutten Resort in Virginia. The ownership covers two adjoining units that alternate every year.

In even years you get Casa K, the premium unit with a full kitchen, whirlpool tub in the bedroom, king bed, queen sleeper sofa, gas fireplace, and private deck.

In odd years you get Casa E, the standard unit with a partial kitchen, king bed, queen sleeper sofa, gas fireplace, and private deck. Both units sleep four and include four resort recreation passes.

In even years the two units can also be combined into a two-bedroom condo sleeping up to eight people, which is ideal for larger families or groups.

The annual maintenance fee is $531 for 2026, with an average increase of about $21 per year since 2018. The week is floating, meaning you have flexibility on exact check-in dates within the week 46 window each year rather than being locked into a fixed date.

The resort itself has year-round attractions including an indoor water park, skiing and snow tubing, golf, spa, stables, escape rooms, indoor pools, and dining. This is a four season resort with something for families, couples, and groups of all sizes.

To put the value in perspective, Massanutten's own rental site lists comparable units at $147 to $181 per night. A seven night stay as a regular guest would run $1,034 to $1,269 at those rates. As an owner your annual cost is $531.

We will cover all transfer costs including Massanutten's $100 transfer fee, title and closing fees, and Rockingham County deed recording. Estimated total out of pocket for us is $350 to $700. Mortgage is paid in full and the account is current.
